    If your company has a large funding need, securing the financing through a traditional bank or other traditional channel can be very difficult today. As such, we assist Clients and brokers in their attempt to secure funding on $3M and larger funding requests that may require innovative financing and structuring. 

    However, our specialty is LARGE PROJECT FINANCING ..... working on $25M (USD) to $500M (USD) and larger funding requests. The overall value that our financial team brings to that assignment is creative thinking, underwriting expertise, and strategic relationships with (GFA)™ Contact Lender and underwriting sources that are capable of large project financing. 

    Our (GFA)™ Contact sources look for projects that possess: 

    • A strong management team
    • A viable business plan
    • Good growth potential
    • ·Clients with at least 10% of their own equity into the project (there are exceptions to this)
    • Ability to create value
    • Ability to generate cash with acceptable projected net income
    • Proven technology (if it is an alternative energy project)
    • A clearly defined exit strategy (unless it is a build/hold and operate)

    There is a 'pool' of funds already available to fund the requests. The project simply has to clear underwriting and due diligence.
     
    • $25M to $500M Project Funding Range.
    • Major real-estate based and major business projects, including
      alternative energy, etc. (if a real estate development, project has to be shovel ready or near it)
    • North America, Australia, Puerto Rico, Panama & Caribbean only
    • No personal guarantees
    • Non-recourse funding
    • Trust group will take approximately 7% equity in the company at closing
    • Sponsor MUST show 10% to 15% equity (hard & soft)-can fund up to 100%, depending on the project
    • Loan will be issued for 30 years
    • Can be prepaid at any time with no penalty
    • 18 month payment holiday abatement period at start (if needed, for a real estate development project)
    • 8% flat interest rate on loan
    • Debt Service Coverage Ratio Minimum: 1.2
    • No fees due to the Private Equity Operating Trusts Program management in order to get initial package acceptance from them
    • Process from start to funding is typically 75 to 90 days
    • Specialists involved have a history of funding this type of program
    • Independent project consultant success fees will apply. The project and the independent consultants may negotiate this compensation in the form of a fee, equity, or a combination of both.
